Condominium Design & Platting in Utah. Every Unit, Measured in Three Dimensions.
Condo plats, site plans and surveys for new condominium and townhome projects, conversions of existing buildings, and properties built on older condo plats. Licensed Utah surveyors and a Utah PE in one office, since 1975.
What Does a Condominium Plat Do?
A condominium plat turns one property into individually owned units plus common areas. Unlike a subdivision, it defines each unit in three dimensions: its walls and its floor and ceiling elevations. Recorded with the declaration under Utah’s Condominium Ownership Act, it lets each unit be sold and financed on its own.
We survey the site, help engineer it, draft the plat from the architect’s plans, and field-verify the finished building so the recorded plat matches what was built.

What a Condominium Plat Shows
Everything a buyer, lender and title company need to identify each unit.
Unit boundaries
Each unit’s walls located and dimensioned, tied to the property boundary.
Floor & ceiling elevations
Upper and lower unit boundaries as elevations, so each unit is a defined three-dimensional space.
Common areas
Hallways, grounds, parking and amenities owned by all owners together.
Limited common areas
Balconies, patios, garages or parking stalls reserved for one unit.
Boundary & easements
The outer boundary, recorded easements and any phases or convertible land.
Surveyor’s certificate
Signed and sealed by a Utah Professional Land Surveyor for recording with the county.
From Bare Lot to Recorded Units
Six steps, with the survey at both ends: before design and after construction.
Boundary & site survey
Establish the outer boundary and map existing buildings, utilities and easements.
Site plan & engineering
Building placement, parking, grading, drainage and utilities for city approval.
Draft the condo plat
Units, common and limited common areas, laid out from the architect’s plans.
Field-verify the building
After construction, we measure the as-built walls and floor elevations so the plat matches what was built.
Coordinate the declaration
Unit numbers and areas line up with the declaration your attorney prepares.
Record
The signed plat and declaration are recorded with the county, and units can be sold individually.

A Resort Built on Several Recorded Plats
A conference center, hotel, villas and 412 parking spaces spread across several recorded resort and condominium plats. Untangling which plat governs which building, and showing it all on one drawing checked against our drone map, is the same skill a new condo plat needs: every unit, common area and boundary has to agree with the record.

What Keeps a Condo Plat Clean
Most condo plat problems come from plans and buildings that don’t quite match.
Measure the building as built.
Walls move during construction. A plat drawn only from the plans can give a buyer square footage they don’t have.
Decide on limited common areas early.
Who gets which parking stall, patio or storage unit should be settled before the plat is drafted, not after units are sold.
Plan the phases.
Projects built in phases need the plat and declaration set up for later buildings from the start.
Keep the plat and declaration in step.
Unit numbers, areas and allocations must match exactly between the plat and your attorney’s declaration.

Condominium Platting Questions, Answered.
What is a condominium plat?
A recorded drawing that divides a building or project into individually owned units plus common areas. It shows each unit's horizontal boundaries and its floor and ceiling elevations, so each unit is a defined three-dimensional space that can be sold and financed on its own.
How is a condo plat different from a subdivision plat?
A subdivision plat divides land into lots. A condominium plat divides a building, or a project of buildings, into units in three dimensions, with common and limited common areas shared by the owners.
What Utah law governs condominiums?
Utah's Condominium Ownership Act, in Title 57, Chapter 8 of the Utah Code, along with your city's or county's subdivision and zoning rules. Your attorney prepares the declaration; we prepare the survey and plat that go with it.
When is the condo plat finished?
Usually after the building is built. We draft the plat from the architect's plans, then measure the as-built walls and floor elevations so the recorded plat matches what was actually constructed.
Can you convert an existing building or townhomes into condos?
Often, yes, subject to zoning and building approvals. We survey the existing building, measure the units and prepare the plat. Talk with the city early about parking, fire separation and other requirements.
How much does a condominium plat cost?
It depends on the number of units, buildings and phases, so we quote each project by scope. The boundary survey that starts the process runs from $1,025 for a recorded lot, and larger sites more.
We’re licensed surveyors and engineers, not attorneys. Your condominium declaration and legal questions belong with a Utah real estate attorney.
Planning Condos or Townhomes?
Send the parcel number, the number of units and buildings, and any architect’s plans. We’ll quote the survey, engineering and condo plat as a fixed fee.
