Core Land Survey Services
These are the survey types most Utah clients need. Each links to a dedicated page with pricing, timeline, and process detail.
Boundary Survey
Establishes the exact legal corners of a property. The most common Utah survey — used for fence permits, additions, sales, and resolving disputes. Starts at $1,025.
Boundary surveysALTA / NSPS Survey
Detailed title-grade survey required by most commercial lenders and title insurers. Covers boundaries plus Table A items, easements, encroachments, utilities, and flood zones. Starts at $3,000.
ALTA surveysTopographic Survey
Maps elevations, contours, and surface features of a property. Used by engineers, architects, and builders for site design, grading, and drainage work. Typically $1,500–$4,500.
Topographic surveysDrone / UAV Aerial Survey
Aerial photogrammetry for large parcels, construction sites, and stockpile volumetrics. Faster and often cheaper than ground surveying for sites over 5 acres.
Drone surveysConstruction Staking
Marking the locations of future buildings, roads, and utilities on the ground so contractors can build to the engineered design. Done in phases through construction.
Get a quoteAs-Built Survey
Documents what was actually built after construction is complete. Required by many lenders, title insurance companies, and for certificates of occupancy.
Get a quoteSpecialty Surveys & Documents
Beyond the core survey types above, we provide a range of specialty surveys and survey-related documents for specific situations.
Lot Line Adjustment
Moves or corrects a boundary between two adjoining parcels — requires county recording. Common for fence corrections, neighbor disputes, and property additions.
Get a quoteBoundary Line Agreement
Legal document agreed to by neighboring property owners formalizing where the line between two parcels actually sits — useful when records and physical conditions disagree.
Get a quoteSubdivision Plat
Engineered subdivision documents — preliminary plat, final plat, road and utility design, and county recording. For developers splitting parcels into multiple legal lots.
Get a quoteSubdivision Amendment
Amendments to existing recorded subdivisions — typically vacating, adjusting, or combining lots within an already-platted development.
Get a quoteCondominium Plat
Specialized plat for condominium projects — defining unit boundaries, common areas, and limited common elements per Utah condominium statutes.
Get a quoteFEMA Flood Elevation Certificate
Required for properties in or near FEMA flood zones. Used for flood insurance, LOMAs, LOMRs, and most real estate transactions in floodplains.
Get a quoteSite Planning & Design
Civil engineering site plans for residential, commercial, and municipal projects — grading, utilities, paving, and the documentation building departments require.
Site planningSlope & Volume Calculations
Specialized calculations for engineering and earthwork — slope stability analysis, cut/fill volumes, stockpile volumetrics, and surface comparison reports.
Get a quoteEasement Documents
Survey and legal description preparation for utility easements, access easements, and rights-of-way — both new and amendments to existing easements.
Get a quoteLegal Descriptions
Surveyor-prepared legal property descriptions for deeds, contracts, lot splits, and any document where a precise boundary needs to be described in writing.
Get a quoteSurvey Consulting & Review
Independent review of existing surveys — useful when a prior survey is in question, when buying property with an old survey, or when reconciling conflicting records.
Get a quoteInterior Floor Plan Measurement
Field-measured interior floor plans for renovations, lease documentation, or insurance claims. Used when no architectural drawings exist for an existing building.
Get a quoteNot Sure Which Survey You Need?
Most clients aren't sure when they first call. That's normal — survey terminology overlaps and lenders, real estate agents, and building departments all use slightly different phrasing for similar work. A 5-minute phone call usually answers the question. Some general guidance:
- Building a fence, deck, shed, or addition — you almost certainly need a boundary survey
- Buying or selling commercial property — your lender will most likely require an ALTA survey
- Designing a new home or building — your architect or civil engineer needs a topographic survey
- Mapping a large parcel or active construction site — a drone/UAV survey is usually faster and cheaper than ground methods
- FHA, VA, or USDA loan on a manufactured home — you need an FHA foundation inspection (technically an engineer report, not a land survey)
- A specific deadline (closing, permit application) — tell us the date when you call. We schedule around real deadlines.
